"A note to tell you how much we enjoyed our stay at "La Bourdette" as friends of the owners. We were a large party of adults and children of all ages, and it was perfect for everyone. Although the house is large in scale and impressively furnished and equipped, it has a cosy and relaxed atmosphere - a home from home in every way.

The wonderful pool plus acres of garden with every imaginable thing to do meant that the children were happy from dawn to dusk. The owners have thought of just about everything you might like on a holiday – and arranged it. The pool house has its own kitchen and games room. The charming old pond is delightfully peaceful. Tennis and 'boules' are there for the more energetic, whilst there are many quiet corners both inside and out to read a book – or for a quiet snooze. Blissful!

"La Bourdette".

"We were lucky enough to be asked to stay at "La Bourdette" this summer, and it comfortably surpassed our already high expectations. As veterans of many a family holiday in assorted chateaux, villas and 'gites' over the past two decades, "La Bourdette" has shot straight to the top of our 'favourites' list, and we can't wait to return.

Over the last 10 years or more, this property has been lovingly restored to its former glory - and then some! It sleeps up to 18, and so is perfect for holidaying with other families and friends. In terms of facilities, "La Bourdette" has virtually everything you could possibly want to keep everyone occupied from small child to adult. The stunning swimming pool is served by a pool house cleverly converted from an old outbuilding with a games room on the ground floor, a chill-out area upstairs, and a balcony overlooking the pool which is ideal for candlelit dinners. Elsewhere in the extensive grounds is a tennis court, and a 'boules' pitch – the latter a perfect meeting place for drinks at sunset!

"La Bourdette" is less than an hour's drive from Toulouse airport, and is set in idyllic French countryside. The nearby village has a great 'boulangerie' for croissants and bread, and we tried out several lovely little bars and restaurants in the area during our stay. There is so much to explore in the vicinity, and excellent shopping in St Girons. We could go on and on, but suffice to say that "La Bourdette" is an absolute gem."

The Location

This south-facing Manor House stands in 20 hectares (50 acres) of totally unspoilt, rolling, wooded farmland, with distant views of the Pyrénées, and surrounded by a large, colourful garden with a variety of mature trees.

There are basic shopping facilities at Daumazan-sur-Arize (2 kms), including 2 'boulangeries', whilst at Montesquieu-Volvestre (7 kms) there is a wider variety of shops including a bakery which will deliver on a daily basis by prior arrangement. It's 22 and 40 kms respectively from the market towns of Carbonne and St Girons, and 65 kms (45 minutes' drive) from Toulouse's Blagnac international airport. Carcassonne airport (which has some international flights) is 100 kms. The nearest entry to the autoroute (the A64/E80) is 20 kms. The super-fast train, the TGV, stops at Toulouse.

The Property

This splendid property has been restored, furnished and equipped to a very high standard.

Electronically-operated entrance gates open off a quiet country road into the magnificent drive, lined by huge plane trees, with ample parking space near the house. The front doors lead to the large, limestone-flagged:

The Garden

An attractive garden surrounds the house, and has extensive lawns and flower beds, plus a wide variety of shrubs and trees. It's flanked by fields and rolling hills.

There's a badminton/volleyball net, a trampoline, 2 hammocks, and a specially laid out "BOULODROME" ("boules" pitch).

A shaded Terrace in the middle of the garden has tables and chairs and a brick-built, gas-fired barbecue. Nearby is a small open-sided, tented "pavilion".

NB. Near the Tennis Court, and 80 metres from the house is a partly walled pond. Young children should be watched when nearby.

There are 12 sun beds, a number of tables and chairs, and several large sun umbrellas.

NB 1. The Pool is shallow at one end and adult chest height at the other. No diving is therefore permitted.

NB 2. Please close and tie all sun umbrellas at night and on windy days - they are easily blown over, and are expensive to mend/replace.

The Rents In 2012

Month Price
October to April £3,800   per week
May, June and September £4,350   per week
July and August £4,900   per week

NB. Unless otherwise agreed, all rentals will be for a minimum of one week, and will begin and end on a Saturday.

Tenants should arrive as soon as possible after 5pm on the commencement day, and should leave by 10am on the agreed day of departure. They will be met on arrival at "La Bourdette".

Payment

A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 6 weeks prior to the commencement of the tenancy.

The Booking And Security Deposit

A Booking and Security Deposit of £500 will also be payable to Anglo French Properties Ltd on signing this Rental Agreement. This will secure the booking and will cover (a) the cost of telephone calls made during the tenancy, (b) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental, and (c) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 8 weeks of the conclusion of the tenancy.
