The Location
The nearest village is Gassin (3 kms) which has a modest general store which sells, amongst other day-to-day requirements,
same-day foreign language newspapers. Port Grimaud and the medieval village of Grimaud are 7 kms.
St Tropez is 8 kms, and St. Maxime 14 kms.
Toulon (Hyères) international airport is 45 minutes' drive, whilst Nice international airport is 90 minutes' away.
The super-fast train, the TGV, stops at Les Arcs (1 hour's drive). Access to the A8 autoroute is 45 minutes.
The Route des Plages starts at Ramatuelle, and skirts the St Tropez famous beaches and its restaurants,
thus avoiding the traffic in St. Tropez itself.

The Property
The electronically-controlled entrance gates which open onto a quiet country road give access to a winding,
300 metre drive leading up the Villa, and lined with oleanders and other Mediterranean shrubs and trees.
There is ample parking space on one side of the Villa.
This superb, stunningly designed and furnished property of 3 hectares (7 acres) stands in a very private estate,
with a view over the Bay of St Tropez on its north side, and of the surrounding woods and hills on its other 3 sides.
The beautiful, landscaped garden is a paradise of trees, flowering plants and shrubs, shady lawns, and cascading ponds.
The Study.
A covered Passage leads from the north side of the Villa to the Terrace on its south side.
A door on the left of this Passage opens into the high-ceilinged HALL. With an imposing curved
staircase ascending to the First Floor. On the right is a W.C.
A door to the right of the Passage opens into BEDROOM 1. With twin beds, and French doors looking west.
En suite BATHROOM 1. With a bath, an overhead shower, a bidet and a W.C.
A door off the Hall opens into the spacious SITTING ROOM. With sofas and armchairs,
a backgammon table, and a wood-burning fireplace.
The Kitchen.
Through an arch to the adjoining STUDY. With a sofa and armchairs, WiFi/Broadband internet access,
a fax and a printer, plus satellite TV, a DVD and a CD player, as well as a selection of DVDs and CDs and a number of
English-language books. There is also a wood-burning fireplace.
The UTILITY ROOM in the BASEMENT is reached via another door leading off the Hall.
With a clothes-washer and a separate dryer, an iron and an ironing board.
Alongside the Sitting Room is the KITCHEN. With a breakfast table seating 8, a ceiling fan,
4 gas-burning and 2 electric hobs, a grill, an electric oven, double sinks, a dishwasher,
a large fridge/freezer/ice-maker, a microwave, a radio, etc.
Sliding glass doors open off both the Sitting Room and the Kitchen onto the covered, south-facing Terrace.
With a dining table seating 10, and a sofa and armchairs.

BEDROOM 2. With 2 single beds, French doors opening onto the east side of the garden, and a window looking south.

Bedroom 2.
Upstairs from the Hall to:
BEDROOM 4 (The sumptuous, air-conditioned Master Bedroom).
With a 6' double bed, French windows opening onto a small Terrace, and a picture window along the entire south-facing wall.
DRESSING ROOM, leading to BATHROOM 4. With a bath, twin washbasins, a bidet and a W.C.
Bedroom 3.
The Garden
In the floodlit garden (and close to the villa) is a shady table seating 8, frequently used for outdoor breakfasts.
The spectacular, filtered, infinity SWIMMING POOL is alarmed and heated, and has a fountain at its shallow end.
It measures approximately 17 x 10 metres, and 50 cms at the shallow end, sloping gradually to 2.5 metres.
It has a saline content (equivalent in strength to human tears) which helps to keep the water crystal-clear and to prevent possible eye infections.
There are a number of sunbeds and sun umbrellas.
NB Pool heating (if required) will be charged @ £300 per week. (See "THE BOOKING AND SECURITY DEPOSIT" below).
Bathroom 3.
The Master Bedroom (Bedroom 4).
On the far side of the Swimming Pool is the POOL HOUSE comprising:
BEDROOM 5. With 2 single beds.
En suite SHOWER ROOM. With a bidet and a W.C.
A shady Terrace overlooking the Pool has a pergola (festooned with wistaria and a vine), and a table seating 10.
A second table seating 6 stands on a Terrace in front of the Pool House.
An open-sided area at the centre of the Pool House has a charcoal-burning barbecue,
a fridge for bottles and cans, a dishwasher, an espresso-machine, an ice-maker, plates, cutlery, glasses etc.
To the east of the Pool is a picturesque series of linked ponds.
The "Mas" has a fine, all-weather TENNIS COURT with an astroturf surface.
Bathroom 4.
Other Facilities and Information
There should not be more than 10 people including children and babies staying in the Villa at any one time.
Bed linen as well as bath and pool towels are provided free of charge, and will be changed by the cleaner on a weekly basis.
She is employed by the owners for 3 hours per day on 3 days per week, any additional hours of work to be arranged with
Anglo French Properties as long in advance as possible, and to be paid direct to the cleaner @ Euros 16 per hour.

As long as sufficient notice is given, a part-time cook can probably also be provided. His/her wage will be the tenants' responsibility, and will be ascertained prior to the commencement of the tenancy should tenants so wish.
There are telephones throughout the Villa.
There are two cots (both with bedding), and a high chair.
There are ceiling fans in all the Bedrooms.
In colder weather, the Villa is either centrally heated or heated by radiator.
There is a small safe in every Bedroom in the Main House.
Tenants should advise Anglo French Properties at the end of each rental of any losses, breakages or damages.
This is in lieu of an inventory.
The owners' insurance policy requires that all windows are closed and that all outside doors are locked whenever
tenants are away from the property.

A chest of drawers in the Sitting Room contains playing cards and numerous board games.
The Villa has a most useful Folder listing local doctors, dentists, plumbers, electricians,
shops (pottery and Provençal fabrics are a local speciality), markets (the best is in St Tropez), restaurants etc,
plus hints and instructions regarding the Villa and its grounds. There are also lots of ideas and suggestions
on what to do and where to go in the area, as well as a selection of maps, brochures and leaflets.
There are many pretty villages which are well worth a visit - Grimaud and Port Grimaud, Plan-de-la-Tour, Gassin,
Ramatuelle, Bormes-les-Mimosas and Collobrières, to name but some.
A number of local vineyards, including nearby "Château Minuty", encourage visits as well as tastings and purchases.
There's also an excellently priced wine co-operative in Ramatuelle, whilst arguably the best wine merchant is
Monsieur Allauch in the Petit Marché in St.Tropez.
The Pool House's dining terrace.
There are several good 18-hole golf courses in the vicinity, the majority of which are listed in the Folder.
The nearest are Beauvallon and Ste Maxime, whilst outstanding are St. Endréol and Barbaroux.
The best St Tropez beaches are in Pampelonne Bay (with its 'Club 55'), whilst further south are those of Gigaro and Cavalaire.
Boats can be hired at the Marines de Cogolin where there is also a wind-surfing and a sailing school.
St Tropez has a ferry service to Port Grimaud and St Maxime, whilst there's also a service from
Le Lavandou to the Isles d'Heyères (Porquerolles being the largest island).
There's a polo ground with a good restaurant at Le Bourrian (2 kms from the Villa) where there are also riding stables.
There's a go-karting circuit within 15 minutes' drive.
There are some marvellous walks and bicycling in the vicinity. (Bicycles can be hired in Cogolin). Details of these -
and of many other activities - are given in the Folder.
Small children will enjoy the "little train" which runs through Ramatuelle as well as between between Grimaud and Port Grimaud.
Unless otherwise agreed, all rentals will begin and end on a Saturday, and will be for a minimum of one week.
Tenants are required to arrive between 4pm and 5pm on the commencement day, and to leave no later than 10am
on the agreed day of departure. They will be met on arrival, and shown how everything works, both inside and outside.

A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement,
with the 75% balance to be paid 6 weeks prior to the commencement of the tenancy.
The Booking And Security Deposit
A Booking and Security Deposit of £1,300 will also be payable to Anglo French Properties Ltd on signing this
Rental Agreement. This Deposit will be held in a clients' deposit account, and will secure the booking, and cover the cost of:
(a) telephone and fax calls made during the tenancy on the house telephone, (b) replacing/making good any losses,
breakages and/or damages incurred during the rental, (c) Pool heating, if required, @ £300 per week, and (d) any exceptional cleaning work
which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 8 weeks of the tenancy's conclusion.
