Le Mas de Font Joie
On the outskirts of Grasse, Le Mas de Font Joie is a very comfortable family Villa in the pretty Côte d'Azur style, with apricot walls and pale green shutters. As its name, ‘mas’, suggests, it was originally a farmhouse, built in 1745 and planted with a terraced olive grove. The Villa and its adjacent annexe are now well-appointed and lovingly furnished to accommodate up to 12.
Font Joie is immensely quiet and peaceful, set in 3 acres, with a lovely Pool and a well-equipped Pool House for drinks and barbecues.
A family Villa with 5 bedrooms, plus an additiopnal 1-bed apartment in an adjacent Annexe.
Entrance Hallway – with doors leading to the Sitting Room, Dining Room and Kitchen. There's a safe on the wall, near the front door which can be used by tenants.
Sitting Room – a large sunny room, with east-facing windows and two pairs of French doors opening to the terrace, overlooking the garden. The room has a large, working fireplace in one corner, and the room is furnished with comfortable sofas and armchairs, a wide-screen satellite TV and a DVD player.
Dining Room – a bright room with a beamed ceiling, a flagstone floor and an oval table which seats 10. French doors open onto the rear terrace with has a table seating 6 and a drinks fridge. In an alcove beyond the Dining Room is a small Office with a desk and the router for Broadband/Wi Fi internet connection.
Kitchen – leading off the Dining Room, with bright tiling, a flagstone floor, white fitted units and modern appliances including an eye-level electric oven, a 5-ring gas hob, a microwave, a dishwasher, a fridge/freezer, a cafetière, a toaster, an electric kettle etc.
W.C. with a washbasin.
Laundry Room - with 2 washing machines, a dryer, an iron and an ironing board.
Bedroom 1 - with a 4’6” double bed, and windows looking towards the hills to the north.
Bedroom 2 - with two 3’ single beds, a washbasin, and windows looking towards the hills to the north east.
Bathroom 1 – with a bath and an overhead shower, a washbasin and a W.C.
Owners’ Rooms – a bedroom and bathroom which are kept locked for the storage of the owners' personal belongings.
Bedroom 3 – a children’s room, with two 2’6” full-length single beds, a cot with bedding, a radio and a window facing north.
Ensuite Shower Room 1 has a walk-in shower, a washbasin and a W.C.
Bedroom 4 – with a 5’6” double bed, a radio and a south-facing window with a spectacular view! Ensuite Shower Room 2 has a shower, a washbasin, a W.C. and another south-facing window with the same fabulous view.
Ensuite Bathroom 2 has a bath, a washbasin and a W.C., and a window facing west.
A one bedroom apartment very near to the front door of the Main House.

Ensuite Shower Room 3 has a walk-in shower, a washbasin, a W.C. and windows facing south and east.
Garden & Grounds
Le Mas de Font Joie is set in a most attractive terraced garden which includes outdoor dining areas, a large lawn and flower beds, the pool and Pool House, and many varieties of trees, including linden, magnolias, palms, pines and cypresses. The garden can be floodlit at night.
The French doors in the Sitting Room lead to a stone-flagged dining terrace with a table seating 10 and a bistro table seating 4, plus 2 sun umbrellas.
Below the dining terrace are three further terraces, each separated by a stone wall:-
- The first is grassed, flanked by flower beds and part-shaded by trees, with a fountain and a sunny seating area.
- On the next terrace is the 12m x 5m swimming pool, with steps into the shallow end. It is 1.4m deep at one end and 1.9m at the other. The pool is filtered, has underwater lighting and can be heated at a charge of £120 per week. It is also fenced, with a child-proof gate, an alarm and a manually-operated cover. A number of sun beds with comfortable mattresses are set out on the paved terrace and lawn area by the pool, plus sun umbrellas and a canopied swing.
- At one end of the pool terrace, a well-equipped Pool House is perfect for relaxing in the shade and dining by the pool. It has a bar with a drinks fridge, 2 tables to seat 12 in total and an outdoor kitchen, stocked with plates, glasses and cutlery, and featuring a large fridge and ice-maker, a dishwasher, a hot water sink and a Weber gas barbecue. The Pool House also has a changing room, a shower and a W.C. Behind it is a ‘boules’ court, which can be floodlit - the ‘boules’ are kept in the changing room.
- Below the pool terrace is an orchard of figs, olives, plums, apricots, loquats, kumquats, lemons, persimmons, cherries and nectarines. Further down is a small terrace, which overlooks a neighbour’s fields.
Le Mas de Font Joie enjoys a very peaceful setting in the panoramic hills of the Côte d'Azur. The Villa is accessed from a quiet country lane, with electronically operated gates, and then down a 100-metre drive to the parking area, including covered parking for two cars.
The charming and fascinating town of Grasse is less than 1 km away, famous for its 3 'parfumeries', Fragonard, Mollinard and Gallimard, where guided tours are available. Grasse also has a lovely old quarter and central square, with a colourful morning market, pavement cafes and restaurants. Grasse is surrounded by fields of roses from whose petals the perfumes are distilled.
Valbonne (2 kms) has a weekly market, plus an antiques fair on the first Sunday of each month. The charming square at its centre has a number of restaurants and bars.
Font Joie is just 25 minutes’ drive from the famous Côte d'Azur resorts of Cannes and Nice, as well as from Nice airport and its rail station for the superfast TGV. The Villa is 10 kms from the A8 autoroute.
The cleaner is Christiane Sollazzo. She is paid by the owners for 4 hours per day on 2 weekdays per week. In addition, she will change bed linen, bath and pool towels each Saturday. Any extra hours of work can be agreed with her direct, and should be paid to her at the rate of €14 per hour.
The garden and pool are maintained at the owners’ expense.
Bed linen and bath and pool towels are provided free of charge, and will be changed once weekly.
As long as sufficient notice is given, a cook can probably be found for one or more dinners and/or lunches. The approximate cost can be established prior to booking a cook should tenants so wish.
A babysitter can probably also be arranged.
The rent includes the cost of local telephone calls, Broadband/WiFi internet access, mains electricity and water.
There’s a cot with bedding, a baby’s seat and a push chair.
Le Mas de Font Joie is an all-year-round house. The walls are very thick, keeping the Villa cool in summer and warm in winter. There is a wood-burning fireplace in the Sitting Room (logs will be supplied), plus central heating in all the rooms, as well as heated towel rails in the bathrooms. There are fans in all the Bedrooms, and hair-dryers in the Bathrooms.
There are English-language books throughout the house, as well as packs of playing cards and a number of board games.
The Villa has a very useful green ring binder listing the contact details of the owners, plus that of the local agent who manages the property. This book also contains the contact details of a doctor, a dentist, the pool manager, an IT consultant etc.
Well-behaved dogs are welcome.
Things to See & Do near Le Mas de Font Joie
The green ring binder in the Villa provides details of where and when the local markets take place, and also contains lots of information on supermarkets, restaurants, shops and their specialties, and other highlights.
Apart from Grasse and Valbonne, there are a number of fascinating villages to explore in the area including St Paul de Vence, Mougins, Gourdon etc.
Visits to the 3 ‘parfumeries’ in Grasse of Fragonard, Mollinard and Gallimard are highly recommended.
Behind Grasse St. Jean lies Magagnosc, from which a small road meanders north to Gourdon, an ancient village in the foothills of the Alpes Maritimes, with stunning views as far as Nice and the islands off Cannes. See the maps and pamphlets in the Villa.
Cannes is world-renowned for its tree-lined promenade, the Croisette, which runs alongside a sandy beach, and where the annual Cannes Film Festival takes place at the Palais des Festivales. There’s also fabulous shopping and an enormous choice of restaurants on the Croisette and the Rue d’Antibes. The Bureau de Tourisme is a source of much information on all the things to see and do in Cannes and the surrounding area.
The best beaches are at Cannes (with its many ‘chic’ restaurants and bars), Théoule-sur-Mer, and Antibes.
There’s a ferry from Cannes to the Ile St. Honorat. Excursions by boat along the coast towards St Tropez (with a restaurant on board) are also recommended.
Antibes, with its 17th century ramparts, is slightly further east and has a large, covered market, as well as regular antique fairs. Antibes is also known for its Picasso museum, Marineland and its busy, colourful yacht harbour.

There are masses of golf courses in the vicinity, including St Donat (18 holes), Opio (18 holes), Royal Mougins (18 holes) and Cannes (18 holes). Details are in the green folder.
There’s a nearby livery stable where riding lessons and pony trekking in the hills can be arranged. Details in the green folder.

There are a number of local vineyards producing very reasonable red, white and rosé wines. Tastings and on-the-spot purchases are welcome. Details in the green folder.

The glass-blowing factory and shop at Biot is well worth a visit.
The national forest of Chateauneuf is accessed through the nearby village of Le Rouret, and has many excellent walks of different lengths and gradients.

Unless otherwise agreed, all rentals will begin and end on a Saturday and will be for a minimum of one week. Tenants should arrive between 4pm and 5pm on the commencement day, and leave no later than 10am on the agreed day of departure. They will be met on arrival.
A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 6 weeks prior to the commencement of the tenancy.
A Booking and Security Deposit of £500 will also be payable to Anglo French Properties Ltd on signing this Rental Agreement. This will secure the booking, and will cover the cost of (a) telephone calls made during the tenancy, (b) pool heating, if required, at £120 per week (c) replacing/making good any losses, breakages and/or damages incurred during the rental, and (d) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the tenancy’s conclusion.
Tenants should advise Anglo French Properties Ltd at the end of each rental of any losses, breakages or damages. This is in lieu of an inventory.
The owners’ insurance policy requires that all windows and shutters are closed, that all outside doors are locked, and that the alarm is set whenever tenants are away from the property.
