Chateau Roma is a beautifully renovated and refurbished 19th Century Chateau set in 10 acres of its own land. Secluded on a hilltop it enjoys magnificent views and is only a 10 minute walk to the fascinating village of Najac, itself classified as one of the 159 ‘Most beautiful villages in France’. It has a superb heated salt water pool. There are 5 bedrooms comprising two doubles with ensuite bathrooms, two twins and a single with a family bathroom.

The House and Accommodation

The Kitchen

There are two kitchens. A front kitchen and a rear kitchen. The ‘Front Kitchen’ is a light bright spacious room filled with natural light with two pairs of full length French windows facing to the best views. Windows also face South. This kitchen incorporates a range cooker with double electric oven and 4 burner gas hob, microwave, wine fridge, nespresso machine, 2 cafetieres, a kettle, toaster, blender, mixer, and a slow cooker. The area closest to the windows has a kitchen/dining table with comfortable seating for 9. The ‘Rear kitchen’ contains a fridge/freezer, 2 dishwashers, double sinks and a kettle.

The Dining Room

Can be accessed from the central passage and from the library. This is another large room with French doors opening to the terrace and the best westerly views. There is a large dining room table with seating for capacity (+), a stone fireplace and large mirror.

The Library

A smaller, comfortable, more intimate room with walls lined with well stocked bookshelves. It also features a large marble fireplace, armchairs and sofa. There are boardgames and an extensive selection of DVD’s.

Salon/Sitting

Adjoins the library at the Northern end of the house. A large comfortable room spanning the full width of the house with three large sofas, a large flat screen TV, humax free to air TV box, Apple TV connection. There is wooden panelling and windows to North, East and West.

Bedrooms & Bathrooms

Bedroom 1 – ‘The Red Room’

Large double bedroom with super king double bed (1.8w x 2m). With fan, armchair, a vanity table and mirror, marble fireplace. Two pairs of French windows open to the West/village view with windows also facing South. Can interconnect with The Blue Room or be locked off. It has it’s own Ensuite Bathroom – with large freestanding bath with hand held shower attachment, separate shower, WC and single wash hand basin.

Bedroom 2 – ‘The Blue Room’

With twin beds (each .9w x1.9m), fan and enjoying the village/Westerly view. This can be made into a double room. Shares the family bathroom (large freestanding bath, large walk in shower and double wash hand basins).

Bedroom 3 – ‘The Grey Room’

With twin beds (each .9w x1.9m), fan and enjoying the village/Westerly view. This can be made into a double room. Can interconnect with the Green Room or be locked off. Shares the family bathroom (large freestanding bath, large walk in shower and double wash hand basins)

Bedroom 4 – ‘The Green Room’

Large double bedroom with super king double bed (1.8w x 2m). With fan, armchair and marble fireplace. Two pairs of French windows open to the West/village view with windows also facing North. Can interconnect with The Grey Room or be locked off. This has it’s own Ensuite Shower/Bathroom with a large walk in shower, WC and single wash hand basin.

Bedroom 5 – ‘The Plume Room’

A single bedroom with single bed (.9w x 1.9m) and East facing window over the courtyard. Shares the family bathroom (large freestanding bath, large walk in shower and double wash hand basins).

Garden and Grounds

Chateau Roma is surrounded by 10 acres of its own gardens, grounds and woodland. The house is surrounded by an extensive and colourful expanse of lawns, flowerbeds, mature trees and shrubs.
There is a table tennis table, badminton and petanque as well as swings and a small slide for children.

Additional Buildings

Formal and semi formal terraces, with the gardens beyond, bound the chateau on all sides giving ample choice for relaxation in shade or sun. Table, chairs and parasol are set up on the ‘view side/front’ of the Chateau, accessed from the dining room, ideal for pre dinner drinks or eating al fresco.

Adjoining the pool and enjoying a wonderful Northerly view is a covered outside dining area with table and chairs for capacity, a Weber gas barbecue and a cuisine d’été with fridge freezer, crockery, cutlery, serving dishes, glasses, cups, a microwave oven, kettle and sink.

Swimming Pool

A large heated salt water heated swimming pool is sited outside on high ground within easy walking distance to the South East of the Chateau. It measures 8m x 13m accessed Roman steps into the shallow end sloping to a deep end. It is framed by a wide patio on which are placed sun loungers, parasols, tables and chairs for relaxation and sunbathing.

The pool is not fenced but there are 2 pool alarms.

Location

Chateau Roma enjoys a peaceful rural location in the stunning region of Aveyron just a few minutes walk into the pretty village and hilltop Chateau of Najac, recognised as one of the 140 most beautiful villages of France. The superb view of Najac from Chateau Roma is one of the Chateau’s most impressive attributes.

There are basic shopping facilities at Najac, including an épicerie and an excellent bakery, a post office and a good wine shop and a Tourist office in the main square. There are also a choice of restaurants, bars and café’s a pleasant evening walk to and from Chateau Roma. A wider variety of shops including a butcher and an intermarché are to be found at La Fouillarde (5 minutes).
In Villefrance-de-Rouergue (20 minutes) there is a large Carrefour, Leclerc and Intermarché. Also a lively French street market here every Thursday morning.

Local towns of note and interest within easy reach are St Antoine de Noble Val (35 minutes/18 miles), Cordes- sur-Ciel (35 mins/19 miles), Albi (1 hr/34 miles) Figeac (1 hr/35 miles), Rodez (1 hr/44 miles) and Montauban (1hr 17 mins/46 miles)

Try out the canoeing and kayaking below Najac and the riding at Daoudou where they have the most beautiful Fjord ponies.

Restaurants

The choice is vast. There are suggestions and recommendations in The House Book.

Najac

On Wednesday evenings in July & August there is a marché nocturne in the main square where local producers cook and sell their produce and you can sample some local wines. Everyone sits at long tables to eat and there is usually some entertainment. The market starts at 6pm.

Cordes-sur-Ciel

(35 mins/19 miles) is very much like Najac only a much larger version. Much of the village is built in the gothic style of the 13th and 14th Century and today is home to an array of galleries, museums, small shops, little restaurants and cafés. The gothic style church has remains of renaissance style frescos by the painter Gayral. The Jardins du Paradis are well worth a visit and the museum of Chocolate and sugar art of the chocolatier Yves Thuries should definitely not be missed!

Chateau de Saint Projet

This 13th Century Chateau (35mins) is also known as Queen Margots Castle and is well worth visiting. During the religious wars Margot, wife of Henry IV, fled Paris with her two lovers and was welcomed by the lord. When they left her room was bricked up and for over 400 years remained hidden until 1990 when it was discovered with all the furniture & items from the 16thC untouched.

St Antoine de Noble Val

(35 mins/18 miles) is well worth a visit. In the gorge of the Aveyron a pretty medieval cité, really a small town. Reputedly home to the oldest civic building in France. It has a wonderful market on a Sunday morning.

Albi

(1 hr/34 miles) The largest collection in the world of works by Henri Toulouse-Lautrec can be seen in the 13th Century Palais de la Berbi.

Rodez

(1 hr/44 miles) is the principal city of the Aveyron. The beautiful old town centre has medieval origins and fine examples of Renaissance style homes. Small streets lead into pretty squares where you can stop for a coffee or lunch. Much of this area is pedestrianised and has some lovely independent shops, several museums and galleries and many excellent restaurants.

Toulouse

(1hr 145 mins/72 miles). Known as the pink city. Rather than drive you can go by train from the station in Najac. Trains run throughout the day and journey time is 1hr 20mins. Toulouse is the capital of the Occitanie region of France and is home to the largest remaining Romanesque building in Europe, the Basilica of St Sernin, a UNESCO world heritage site. The canal du midi also runs through the city. Famed too for saucisson de Toulouse it of course has a fabulous market.

In the village in the main square where you can gather information as to what is on each week in the local area.

Additional Information

Arrival welcome and departure: Tenants will be met on arrival and will be shown how everything works, both inside and out.

Wifi and Broadband: There is WiFi broadband internet access throughout the Chateau.

Housebook: There is a very helpful House Book with details of recommended local shops, restaurants, markets, cultural, sporting and recreational activities plus many other suggestions on what to do and where to go in the vicinity. The folder also includes maps, brochures and contact details of local doctors, dentists, plumbers, electricians, pool maintenance etc.

Additional entertainment: There are a number of English books. There is a table tennis table, badminton and petanque as well as swings and a small slide for children.

Music and TV: There is a Television, and a DVD player. There are a selection of DVD’s for the use and enjoyment of guests

Services included: A maid comes in on Wednesdays to clean first the pool area and then The Chateau to do the bathrooms, kitchen, a light clean everywhere else and remove rubbish and recycling. For bookings of more than one week the maids will come in on Saturday from 9.30 am to change all bedlinen and household towels and give the house a general clean.

Pool maintenance is carried out twice a week and normally completed by 8.30am. There is no additional charge for pool heating which is set at 28 C unless otherwise requested.

Optional / additional services available: Provided sufficient notice is given, a professional chef can be arranged. Their wage will be the tenants’ responsibility and can be ascertained in advance should tenants so wish. Clients can also opt for a dinner deliver option again at their charge. Personal massages can be arranged but should be booked in advance.

Utilities: There is a washing machine, tumble dryer.

Air conditioning and heating: there are fans in all the bedrooms. This is an all year round property and is centrally heated throughout. If central heating is required then this will be charged at €50 per day.

Children: There are 2 cots for children, plus changing mat, potties, loo seat shrinker and step ups for teeth cleaning. Also high quality waterproof mattress protectors for guests under 5 or as needed.

Car Parking: There is plenty of parking outside the property.

Terms and Conditions

The Booking Process: A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

Security Deposit: A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing the Rental Agreement. This will secure the booking and will cover (a) the cost of telephone calls made on the landline during the tenancy, (b) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental, and (c) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy. Tenants should advise Anglo French Properties Ltd at the end of each rental of any breakages, losses and/or damages. This is in lieu of an inventory. The housekeeper will also check and advise of any damage/loss.

Minimum stay: Unless otherwise agreed, all rentals will be for a minimum of one week and will begin and end on a Saturday.

Arrival Time & Departure times: Tenants should arrive as soon as possible after 5pm on the commencement day. They will be welcomed on arrival, given a tour of the property and shown how everything works. Tenants should leave by 10am on the agreed day of departure.

Number of People: Unless otherwise agreed, there should not be more than 9 people staying in the property at any one time.

Security: The owners’ insurance policy requires that all doors are locked, and that all windows and shutters are closed when tenants are away from the property.

Energy costs are included: The energy costs are included in the rental price.

Heating costs are included: This is an all year round property and is centrally heated throughout. A charge of €50/day will be made for central heating if used. However, there is no additional charge for pool heating which is set to 28 C unless otherwise agreed.

Linen and towels: Bed linen, bath and pool towels are provided free of charge and will be changed on a weekly basis.

Pets: pets are not permitted.

Smoking: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months as the risk of fire can be extremely high.

Internet access: yes, included in the rental price.

Optional / additional services available: any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
