La Verdière is set in a stunning garden and grounds, the first feature of which is a terrace that runs the length of the front of the house, dropping to lower levels to the front (east) and rising behind the house . Mature trees, notably some magnificent giant redwoods, provide not only elegance but valuable shade. Wide and generous steps lead down to the tennis court, boules court and swimming pool below the house. At the rear of the house nine dry stoned wall terraces, populated with olive trees, fruit trees and other plantings create a most attractive and impressive backdrop to the house.
The separate apartment, up a flight of stairs from the terrace gives a degree of independence for a couple who may wish to seek occasional respite from the main party!

The House and Accommodation

The Kitchen / Dining Room

The kitchen is semi connected to the dining room via two large openings in the wall, one being the entrance to the kitchen and the other being a large open serving hatch. It is a tastefully decorated yet practical kitchen, with a central island and 3 sinks, oven, hobs and fridges.

The dining area has a long rectangular dining table seating 8 people. It is positioned in front of an open stone fireplace and has large glass open doors which open up onto the front terrace making it a very light and inspiring living space.

The Living Room

A comfortable and convivial space with a large sofa that lines two walls and two arm chairs. It has a large glass door leading out to the front terrace.

The Cinema and Play Room

This is a large attic room, with an open fireplace in one corner. It has a television screen surrounded by very long sofas. It has table football and darts. In this room there is also a massage table.

The Office

On the ground floor accessed via the living room or the hallway.

Bedrooms & Bathrooms

Bedroom 1 – The Master Bedroom

A large and impressive bedroom, with five windows. It has a seating area, with a table, two chairs and a sofa. It has a kingsize bed and generous wall cupboards. It has its own en-suite Bathroom with two basins, a freestanding bath and a shower with twin shower heads and a WC.

Bedroom 2

Has a double bed and its own en-suite Bathroom 2 with a walk-in shower, basin and WC.

Bedroom 3

Has a double bed and its own en-suite Bathroom 3 with a basin, a WC and a bathtub which doubles as a stand-up shower.

Bedroom 4

This is a twin bedroom accessed through the cinema and play room. It has two single beds. The bathroom for this bedroom is accessed by crossing the corridor at the top of the spiral staircase. Bathroom has a large walk in shower and two basins.

Bedroom 5 – Double room

Is in the self-contained apartment. It is a comfortable room, with a double bed. It has a walk in mahogany wardrobe, and its own en-suite Bathroom with a basin, walk in shower and a WC.

NB: all bedrooms are airconditioned

Garden and Grounds

The main access to the property leads straight up an avenue of trees to a roundabout with an old olive tree surrounded by lavender. The house is unique to look at, coloured in an attractive light shade of pink.
A continuous terrace, part gravelled and part paved, lines the front of the house. In the area outside the kitchen /dining area under the shade of a mature tree, there is a water fountain as well as a round metal breakfast table. Outside the living room is a seating area with low chairs and a coffee table overlooking the gardens.

This terrace extends beyond the front of the house to a lovely area shaded by magnificent redwood trees, gravelled and elevated above the garden. It has a hammock and another outdoor seating area. From here, fine steps descend to the fenced swimming pool. A further flight of steps leads down to the tennis court which can be beautifully floodlit to play at night. Adjoing the tennis court is a superb childrens play area with climbing frames, ropes, a slide and a swing.
There is a baby football ground and a boules court in the gardens.

At the back of the house a cascade of nine terraces descend to the house each level planted individually including olives and a range of fruit trees and a vegetable and herb garden.
An interesting feature on the western side of the house is the Stage. This has a central performing area, with levels of seating rising around it like a coliseum, its perfect acoustics cleverly designed so that an orator at the centre of the stage will benefit from an echo that amplifies sound naturally.

The Apartment

A charming self-contained apartment, all on one floor sleeps 2 people in one king-sized bedroom. It is accessed up an outdoor flight of stairs which leads onto its own terrace.

There is one open plan kitchen and living area as you enter the cottage. The Kitchen is simple, with a sink, 4 electric hobs, kettle, coffee machines, microwave, dishwasher and fridge/freezer. There is a dining table seating 6 people and the living area is a naturally adjoining seating area with sofas and arm chairs.

Bedroom 5 – as also listed under bedrooms – is a comfortable room, with a double bed. It has a walk in mahogany wardrobe, and its own en-suite Bathroom 5 with a basin, walk in shower and a WC.

Swimming Pool and Tennis Court

The swimming pool measures 6m x 12.5m with built in steps. At one end there is a pool house, built in the same attractive pink as the main house. The pool is heated, has a thermal pool cover and is fenced. There is also a tennis court that can be floodlit at night.

Location

La Verdière is on the outskirts of Draguignan.
The nearest supermarket is a Carrefour which is a 5 minute drive away.

Draguignan has a good choice of restaurants, shops and local services aswell as some interesting museums including an Artillery Museum and the National Museum of Art and Popular Traditions.

La Verdiere is 9 miles (20 mins) from the pretty medieval town of Lorgues which has a wonderful weekly market, good shopping and a further choice of restaurants. The coast is within easy reach and Saint Maxime is only 35 minutes away with beaches and views over St Tropez.

Toulon (Hyères) international airport is about 1 hours’ drive
Marseilles (Marignane) c 2 hrs away

Train

Stops at Aix TGV station (between Aix-en-Provence and Marseilles), although some trains continue, rather more slowly, to Draguignan/Les Arcs.

Things to see and do nearby

Markets

Abound in the surrounding towns and villages, the largest and arguably the best of which is in Lorgues (20mins) on Tuesdays. Draguignan (5 mins) has its market on Wednesdays and Saturdays and Les Arcs (13mins) has its market on Thursdays.

Local Specialities

The local specialities of pottery and Provençal fabrics are widely available in local shops and at the markets. There are also lavender farms which make and sell lavender related products. There are also nougat and honey producers in the vicinity.

Entrecasteaux

Boasts a marvellous Château and gardens designed by Le Nôtre in the 17th century who also laid out those at Versailles.

Tourtour

Known as “the village in the sky” whilst Aups, the gateway to the Haut Var, is said to be the truffle capital of France.

Salernes

Salernes has numerous pottery shops and an excellent Sunday market.

Lac de Ste Croix

(10 kms in length and 1 hr’s drive to the north) with excellent swimming from its many beaches in crystal-clear water, as well as wind-surfing, sailing and pedalos. Here you can also see the dramatic Gorges du Verdon, known as the Grand Canyon of Europe and providing all kinds of exhilarating pursuits including hiking, canoeing, kayaking, canyoning and mountain biking.

Bicycling

La Verdière has a cycle path that goes straight past the front gate. This is a gentle tarmac route that goes all the way from the centre of Draguignan to Vidauban. It is part of the Mediterranean Cycle Route.

Restaurants

There is a great choice of restaurants in the area and a selection is suggested in the House Information Book.

Local Festivals and Fairs

Including concerts at Abbaye du Thoronet, take place throughout the summer.

Golf

There are a number of reasonable to outstanding 18 hole golf courses within 30kms. Arguably the best are at St Endréol and Barbaroux. Details are contained in The House Information Book.

There are some interesting and varied walks from La Verdiere and locally

Beaches

The Mediterranean beaches of Cavalaire, St Tropez and Cannes are about an hour’s drive but can take longer in the summer. Ste Maxime is relatively easy to reach even in the busiest months and details of its beach bars and restaurants can be found in the House Information Book.

Wine and Vineyards

Vineyards are reasy to reach in most directions from La Verdiere producing red, white and rosé. Many offer tastings and the excellent Maison des Vins at Les Arcs sells a comprehensive selection of the region’s best wines.

Activities for Children

There are a number of childrens adventure playgrounds and zoos in the area including one near Vidauban which provides a range of activities for all ages.

Additional Information

Arrival welcome and departure: Perrine, the house manager, will meet tenants on arrival and show them round the house and grounds. She will demonstrate how everything works and provide the codes for the alarm systems and the entrance gates. Tenants should arrive as soon as possible after 5pm on the commencement day, and should leave by 10 am on the day of departure.

Wifi and Broadband: There is wifi and broadband.

Housebook: There is a housebook kept at the property that gives further information as appropriate on all aspects relating to the property and surrounding areas.

Additional entertainment: There are a selection of English and French language books, as well as board games, playing cards and childrens’ toys and games.

Services included: Cleaning of the house is organised on Tuesday, Thursday and Saturday.

Optional / additional services available: As long as sufficient notice is given a cook can probably be found. His/her/their wages are the tenants responsibility and, if requested, can be ascertained in advance so that arrangements can be confirmed in good time.

Utilities: adjoining the dining room is a large utility room, which has another fridge, freezer, as well as a second washing up machine, a washing machine, dryer, iron and ironing board.

Air conditioning and heating: This is very much an all year round villa with an excellent heating system and air conditioning in the bedrooms.

Children: There is 1 cot (with mattresses and bed linen) and a high chair.

Car Parking: There is plenty of parking inside the gates of the property.

Terms and Conditions

The Booking Process – A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.

Security Deposit – A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing the Rental Agreement. A refundable Booking security deposit will be paid with the balance of the rent and returned to the tenant less any deductions after the booking. Tenants should advise The House manager at the end of their rental of any breakages, losses and/or damages.
Minimum stay: Unless otherwise agreed, all rentals will be for a minimum of one week and will begin and end on a Saturday.
Arrival Time & Departure times: Tenants should arrive as soon as possible after 5pm on the commencement day, and should leave by 10 am on the day of departure.

Number of People: Unless otherwise agreed, there should not be more than 10 people staying in the property at any one time.

Security: The owners’ insurance policy requires that all doors are locked, and that all windows and shutters are closed when tenants are away from the property.

Energy costs are included: The energy costs are included in the rental price.

Heating costs are included: The heating costs are included in the rental price.

Linen and towels: Linen and towels, and the cleaning of the linen and towels are included in the rental price. These will be changed on a weekly basis.

Pets:

Smoking allowed: No smoking allowed inside the property. Caution should be taken when smoking outside during the summer months as the risk of fire can be extremely high.

Internet access: yes, included in the rental price.

Optional / additional services available: any additional services, if available, (eg extra cleaning or cooking) will be agreed in advance at a pre-agreed rate per hour. These costs will be the sole responsibility of the tenant.
