Accommodation
Having only recently completed its refurbishment the interiors are in superb condition throughout. The house has been beautifully decorated in light colours with a refreshing amount of natural light, excellent facilities and an acute eye for aesthetic and practical detail.
Ground Floor
Traditional French doors at the centre of the Western side of the house lead into a large Entrance Hall running the full width of the house. This room is used also if required as a Dining Room. A long dining table seats 14 comfortably. Attractive French windows lead straight out to the raised terrace on the Eastern side of the house.
To the right of the Entrance Hall is:
The large family kitchen. This impressive room runs the full width of the house and occupies the whole of the Southern end of the house. It incorporates a kitchen, dining area and seating area in open plan. The excellently equipped kitchen has a large island with stone surface incorporating a Belfast sink and units below. To one side is a double sink with two dishwashers. At the western end is a large double fridge/freezer between 2 pairs of French windows. On the Southern side is a gas
cooker with 6 rings and electric oven with extractor and lights over.
In the central part of the room is a kitchen/dining table capable of seating 8. To the far end of the kitchen is a sitting area with sofa, armchairs and a large flat screen TV (120w x 70) between two pairs of East facing French windows. There is large traditional stone fireplace with a woodburner.
A door leads out of the kitchen on the Southern end of the house a short walk across to the Laundry Room containing a washing machine and tumble dryer. There is an ironing board and iron.
Stairs descend from the kitchen to a lower level where there is a Utility Room with secondary fridge, microwave, ice maker and ice cream maker and a Storage Room containing sundry household items.
The Sitting Room is located across the Entrance Hall from the kitchen on the Eastern side. A comfortable family sitting room with two generous sofas and two armchairs around a large coffee table. There is an attractive marble woodburning fireplace and two pairs of French windows looking East.
Adjoining a smaller downstairs hallway is an Office not included within the letting and a downstairs WC/washroom.

In total there are five bedrooms, all ensuite, four on the first floor and a childrens’ room on the second floor.
On the first floor the two Bedrooms 1 and 2 on the East side are double bedrooms (one kingsize and one superking). Bedrooms 3 and 4 on the Western side can be either twin rooms or made up into superking size doubles.
All bedrooms have fans. All have a generous amount of fitted cupboard and hanging space

Here there is one large Bedroom 5 ideal as a childrens bedroom with four single beds (each .9w x 1.9).

Garden & Grounds
The house is surrounded by 12 acres of its own land, a mix of extensive lawns, mature trees (principally oak), meadowland beyond and views to the rolling hills and distinctive farm and woodland so characteristic of the Gers. Three old cedars of Lebanon trees at the entrance lend status and form a fine landmark. In late summer the lawns on the west side of the house are a carpet of cyclamen.
A gravelled terrace runs the full length of the Eastern side of the house forming the natural site for relaxing and al fresco dining on this side overlooking the main area of gardens and pool. Towards the Southern end two dining tables (together or separate) with rattan chairs comfortably seat 14 in the shade of their sun umbrellas. Another set of rattan furniture forms a separate shaded/sunny seating/relaxing area.
There is a gas fired Weber barbecue on the terrace.
A short walk of about 100m to the North East and within sight of the house is the Swimming Pool. Measuring 6m by 14m there are steps the full width of the pool into the shallow end (1m) to a depth of 1.5m at the deep end. The pool has a mild saltwater filtration system and is not heated.
There is generous paving to 3 sides of the pool on which are 12 sunbeds (if/as needed) and 2 parasols.
There is a stone built pool house with an open front. The pool house contains a set of rattan furniture. There is a separate WC and washbasin and a pool control room. A selection of inflatable pool toys for children can be used and enjoyed under adult supervision.
Conveniently located to the south side of the house is a pétanque court. There is also a table tennis table located in the orangerie. A Badminton set is available and a football net with varying size footballs. Inside the house there is a selection of exercise equipment including a rowing machine, yoga mats and some exercise weights.
To the South side of the Manoir are the attractive old barns/estate yard incorporating a disused dwelling and pigeonnier which are not occupied.
Location
Manoir Joubertiere lies North of a line between the two locally important market towns of Condom and Lectoure in the heart of Gers (or Gasconny). It is 30 miles (50 minutes) North of Auch, the departmental capital of Gers and 20 miles South of Agen (in The Lot et Garonne), a city famous for its Rugby prowess and as the prune capital of France!
The nearest village is La Romieu (5 minutes), a medieval bastide village of serious note with a collegiate church. It is classified as a world heritage site by Unesco. La Romieu is on the famous (Northern) pilgrim route of Sante-Jacques de-Compostelle.
For local shopping Condom (15 minutes/8 miles and the capital of Armagnac) has an Intermarché and a Carrefour and all of the local shopping facilities you might need. Likewise Lectoure (17 minutes/10miles), well worthy of a visit anyway, has an Intermarché and a similar though less extensive range of shops.
Manoir Joubertiere is 1 ½ hrs (70 miles) from Toulouse airport and 1 hr 40 minutes (102 miles) from Bordeaux Airport. It is 2 hrs (90 miles) North East of Pau and 2 ½ hrs (132 miles) from Biarritz.
Additional Information
Guests will be welcomed on arrival and will be shown how everything works both inside and out.
A simple welcome hamper is provided on arrival.
There is a VOIP phone system for incoming or emergency calls and broadband internet access throughout the main house, immediately adjoining the house and by the swimming pool.
There is a Sonos sound system.
The Television can access all UK Channels, and Sky if guests have a Skygo account.
Bed linen, bath and pool towels are provided and will be changed on a weekly basis.
Giiven sufficient notice inhouse dining can be arranged with a local chef.
In Condom (15 minutes/8 miles) there is an Intermarché open every day except Sunday and a Carrefour open every day and until 1230 on Sundays.
There are two childrens cots and a high chair.
There are fans in all bedrooms and a freestanding air conditioning unit in each room.
This is an all year round property and is centrally heated throughout
There is an extensive choice of English language books for the use and enjoyment of
guests as well as chess, backgammon and a choice of family board games.
Things to See & Do near Manoir Joubertiere
There is a very helpful House Information Book with details of recommended local shops, restaurants, markets, cultural, sporting and recreational activities plus many other suggestions on what to do and where to go in the vicinity. The folder also includes maps, brochures and contact details of local doctors, dentists, plumbers, electricians, pool maintenance and more detailed information on all referred to here.
Marketsare a wonderful way to absorb the culture and way of life of the Gersoise. They are alive with fresh produce, colour and history. There are markets within easy reach on every day of the week. A full list can be found in The House Book but notable are Mirande (Monday), Fleurance (Tuesday), Condom, Marciac or Nogaro (Wednesday), Auch (Thursday or Saturday), Lectoure and Vic Fezensac (Friday) and Nerac on Saturdays.
Restaurants and eating out. Gascony is famous for its cuisine and you wont be disappointed. There are great places to eat to suit every budget. Recommendations for restaurants are provided in The House Book
Bicycling. This is excellent bicycling country. Bicycles can be hired locally in Condom or La Romieu.
Walking. There are fine walks in many directions. These start from the house itself but there is huge choice locally. The House Book suggests routes and walks of interest.
Local Villages and towns. There are many beautiful (often bastide fortified) towns and villages in the surrounding area. Examples include Condom, Lectoure, Fleurance, La Romieu, Fourcés, Montreal and Larressingle. In all of these there are restaurants to enjoy.
Towns and Cities. The larger towns and cities of Auch, Agen, Bayonne, Biarritz, Bordeaux, Pau, San Sebastian and Toulouse are all well worthy of expeditions if time and inclination allow.

Tennis. There are tennis courts in La Romieu and Condom.
Fetes and Festivals. Throughout the summer there are lots of fetes and concerts offered including the Marciac Jazz Festival, a fantastic three-week festival which takes place in July and August and is a key event in the music festival calendar of France. In Vic Fezensac there is a four-day salsa festival each July now in its 20th year
Churches and Abbeys. There are churches of note in every village. The Abbaye de Flaran hosts art exhibitions and each summer a beautiful ‘son et lumiere’.
Vineyards and Wine. There are a wide choice of local vineyards most of which encourage tastings and on the spot purchases. Slightly further for the wine enthusiasts are Bordeaux’s famed vineyards of the Medoc, St Emilion and Pomerol.
Armagnac. Gascony is well known for its Armagnac and also for the lesser known local aperitif called Floc.
Courses Landaises. This is an ancient form of bull fighting in oval or rectangular arenas covered in sand that involve no bloodshed. Experienced cows with great horns are used instead of bulls. In Gascony it is a major spectator sport with as many as 600 events each year.
Skiing in The Pyrenees is under 2 hours by car.
Surfing beaches. Biarritz and its beaches are a 2hr (c 120 miles) drive. The best ones are at Hoosegor and Cap Breton. Great care should be taken as the surf is very strong and even good swimmers can get into trouble.

Rents & Terms

June & September £6,000 per week
July & August £6,500 per week
All other months £POA
Unless otherwise agreed, all rentals will be for a minimum of one week and will begin and end on a Saturday.
Tenants should arrive as soon as possible after 5pm on the commencement day and should leave by 10am on the agreed day of departure.
A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the booking.
A Security Deposit will also be payable to Anglo French Properties Ltd. This will cover (a) the cost of telephone calls made on the landline during the tenancy, (b) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental, (c) the cost of pool heating (if required) @ £150 per week, and (d) any exceptional cleaning work which may be required at the end of the tenancy.
It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.
Unless otherwise agreed there should not be more than 12 people staying in the property at any one time.
Tenants should advise Anglo French Properties Ltd at the end of each rental of any breakages, losses and/or damages. This is in lieu of an inventory.
