Villa Aubanel
Villa Aubanel is an exclusive villa on the coast in a superb elevated position between St Maxime and St Tropez.
The property consists of the main villa and a separate but very closely linked Cottage providing a degree of independence between elements or generations of a large family group.
Spreading over 3 levels and with views that extend over The Bay of St Tropez, the garden includes a tennis court and swimming pool along with a well equipped Games Room.
The house and cottage sleep up to 16 in 7 bedrooms.
Accommodation
The Main House, of contemporary design, features an inspirational, large open plan kitchen/living area enjoying panoramic views to the sea and leading out onto a wide balcony area. There are four generous size bedrooms all with ensuite bath/shower rooms.
The Cottage is immediately adjoining but allows a degree of independence for differing generations. This was the original dwelling on the site and comprises a kitchen, living room and twin bedroom on the ground floor. The upper floor, beautifully renovated, consists of 2 double bedrooms each with their own private balcony/terrace and a shared bathroom.
In all there is accommodation for up to 16.
There is air conditioning in the main house and in two of the bedrooms in the cottage.
Ground Floor
From the parking area generous double doors under a handsome pillared porch lead into a spacious
Entrance Hall which can also be used as a Dining Room with its wooden dining table that comfortably seats 8. This table will double to create a three quarter size snooker table for which all equipment is supplied. There is also a piano.
A short passage way leads to the large open plan Kitchen and Living Room. This large and attractively designed space with its full length windows give it a great sense of space and light and is designed to make the most of the villa’s spectacular position.
The Living Room comprises three comfortable sofas in its seating/relaxing area and from which full length glass doors lead on to the covered area of the terrace.
At the far end of the same open plan space the well equipped kitchen forms an area of its own with easy access and views onto an open balcony with a gas barbecue. The kitchen contains an induction hob with four rings and an extractor fan, two built in ovens, two dishwashers, a built in microwave/combination oven, coffee machine, kettle toaster, washing up machine, American style fridge freezer/ice machine and all appropriate ancillaries. A large island provides a casual alternative dining/breakfast space.
There is a sauna cabinet in the shower room adjoining the main living room.
Stairs descend from the Living area to the Lower floor on which are:
A Lower Hall area with doors which lead back up to the front driveway or down to the gardens, main swimming pool and tennis court, off which lead:
Utility/Laundry Room with washing machine, tumble dryer, second fridge freezer and a wine rack.

The Cottage
Although immediately accessible the cottage is self contained so could be appropriate for an elder generation, teenagers or staff travelling with families. The upper floor has its own separate access down steps from the higher parking area and has been beautifully renovated.
Ground Floor
Dining/Sitting Room with comfortable seating and a table with seating for up to 8. It opens our onto its own courtyard area where the Jacuzzi is located.
Kitchen with electric cooker, oven, four ring hob, microwave and fridge/freezer. The kitchen is basically equipped and not of the same standard as the main house but very adequate as a secondary cooking area for holiday use.
Bedroom 5 with twin beds suitable for one or two people. There is a cooling fan.
Bathroom 5 Bedroom 5 and is a shared bathroom for the whole cottage with walk in shower, twin wash basins, bidet and WC.
Access from here leads into a very well equipped Games Room equipped with table tennis table, football table, rowing machine, exercise bike, darts board along with other outside sporting accessories.
First Floor
At the top of the stairs is a mezzanine landing with a single bed that gives added flexibility for larger groups.
Bedroom 6 with double bed and air conditioning. French windows lead onto a private terrace.
Bedroom 7 with a four poster double bed and air conditioning. French windows pen onto a small private balcony overlooking the Jacuzzi.
Garden & Grounds
The well maintained gardens and grounds have a strong Mediterranean feel with a lawned area and a mix of flowering plants, shrubs and roses, palm trees, an ancient olive and pomegranate trees. It runs over several levels.
Occupying a position within sight and a short stroll of the house is the filtered and alarmed swimming pool measuring 15m x 4m. It is 1.2m at the shallow end and 3m at the deep end. There is also a pool shower and a thermal pool cover. There are sunbeds and sun umbrellas arranged around the pool and a selection of pool toys for children.
The pool alarm should be switched on when the pool is not in use or unattended.
Further out is a superb all weather Tennis Court. The tennis court has a basket ball hoop and football goals each end. Tennis equipment is provided.
There are extensive terraced areas (covered and uncovered) enjoying superb views and providing numerous options around the main house, annexe and garden for relaxing and eating al fresco.
Location
Approached through electric gates Villa Aubanel sits on the side of a peaceful valley in a very private and sought after neighbourhood above the coast road along this glamorous stretch of coast.
St Maxime is 3kms to the west with its lively town centre and marina, quaint side streets interesting boutiques and food markets.
The famous harbour town of St Tropez with its beaches, old harbour, restaurants, clubs and bars, luxury yachts and marina’s is only a short ferry ride that leaves every twenty minutes from St Maxime. Port Grimaud, with its beaches, pretty houses, restaurants and squares is also close.
There is a small épicerie close by La Nartelle and a boulangerie and choice of restaurants all within 1 km.
Nice Airport is 1 ¼ hours (57 miles), and Toulon (Hyères) an hour (34 miles). Monaco is approximately 1 ½ hours (74 miles).
The superfast TGV from Paris stops at St Raphael (35 minutes /15 miles).

- Arrival: Tenants will be met on arrival by Michel, and will be shown how everything works, both inside and out. She is also contactable by telephone in the event of an emergency or if you have questions.
- Additional Housework: Any additional hours of housework should be agreed direct with Michel as above, and paid to her by tenants at the agreed hourly rate.
- Cooking Services: Provided sufficient notice is given, a part time cook can be found. His/her/their wage will be the guests’ responsibility, and can be ascertained in advance should guests wish.
- Barbecues: There is a gas barbecue on the terrace of the main house and a built in barbecue near the Jacuzzi pool outside The Cottage.
- Telephone: There is a telephone for incoming calls.
- Mobile Phones: Mobile phone signal is generally good.
- WIFI/Broadband: There is WiFi broadband internet access.
- Air conditioning: There is air conditioning in all 6 of the principal double bedrooms to ensure comfortable cool sleeping conditions.
- Laundry: There is a washing machine and dryer in the utility room.
- TV: There are four TV’s, one in each sitting room and in two bedrooms – two with Sky freeview satellite TV and 2 with French TV.
- There are DVD and CD players with a selection of CD’s and DVD’s.
- Bed linen and bath towels: Are provided free of charge and will be changed on a weekly basis. Guests need to bring their own pool towels.
- Garden and Pool Maintenance: The garden, grounds and surrounding land are the responsibility of the gardener who may make the occasional discreet appearance to attend his duties. Grass cutting and garden maintenance is normally carried out on Saturdays during the period between guests departing and arriving.
- Children: There is a cot for children up to 2 years and 1 high chair.
- There is a good selection of games and toys for children.
- There are a number of English language books and a choice of board games and playing cards for the use and enjoyment of guests.

- Markets: Normally in full swing by 8am and finished by lunchtime. Suggest St Tropez (Tuesday and Saturday), Cogolin (Wednesday and Sunday), La Garde Freinet (Sundays) Grimaud (Thursdays) or St Maxime (Thursdays).
- Restaurants: There is an extensive choice of good to outstanding restaurants for all budgets. A recommended selection are contained in The House Information Folder.
- Beaches: St Maxime has sandy beaches and a wide choice of restaurants. A nice destination for a family lunch is at Les Salins on La Plage des Salins near St Tropez. The beach at Gigero has several restaurants by the beach and the bay is charming. It is a super walk also from here to Escalet. La Croix Valmer with its seven sandy beaches is just West of St Tropez.
- Tennis: There is a tennis court in the garden. There is a selection of tennis rackets but guests should bring their own tennis balls.
- Golf: There are good courses locally at St Maxime, St Endreol and Barbaroux. There is also an excellent new Golf driving range just outside Grimaud with a most impressive driving range and a 9 hole pitch and put course on synthetic grass which is great fun even for non golfers.
- Vineyards and Wine: There are a wide choice of local vineyards most of which encourage tastings and on the spot purchases.
- Tourist Office: There is a tourist office in St Maxime.

Unless otherwise agreed, all rentals will be for a minimum of one week, and will begin and end on a Saturday.
Tenants should arrive as soon as possible after 4pm on the commencement day, and should leave by 10 am on the agreed day of departure. They will be welcomed on arrival, given a tour of the property and shown how everything works on their first morning.
A deposit of 25% of the rent will be payable to Anglo French Properties Ltd on signing the Rental Agreement, with the 75% balance to be paid 8 weeks prior to the commencement of the tenancy.
A Booking and Security Deposit will also be payable to Anglo French Properties Ltd on signing this Rental Agreement. This will secure the booking and will cover (a) the cost of replacing/making good any losses, breakages and/or damages incurred during the rental and (b) any exceptional cleaning work which may be required at the end of the tenancy. It will be refunded (less any deductions as outlined above) within 4 weeks of the conclusion of the tenancy.
Unless otherwise agreed, there should not be more than 16 people staying in the property at any one time.
The owners' insurance policy requires that all doors are locked, and that all windows and shutters are closed when tenants are away from the property.
Tenants should advise Anglo French Properties Ltd at the end of each rental of any breakages, losses and/or damages. This is in lieu of an inventory. The housekeeper will also check and advise of any damage/loss.
Pool safety. Children must be supervised at all times. The pool alarm to be turned on whenever the pool is left unoccupied.
Water is metered and can be scarce in the summer months so guests are asked to ensure they do not leave taps running.
Please close and tie all sun umbrellas at night and on windy days as they are easily blown over and are expensive to mend/replace.
Pets are not permitted without prior written consent.
